Arrival & walk-through
Quick chat about the property and access to every room, loft and any outbuildings.
Measure & photograph
Room dimensions, insulation, windows, heating system, hot water and controls — all captured to Elmhurst/Quidos standards.
Data entry & QA
Survey data is entered into the RdSAP software and quality-checked before lodgement.
Lodged & emailed
Certificate lodged on the Scottish EPC register and emailed to you within 24 hours — often the same day.

Appliance walk-round
We identify every portable appliance across the property, indoors and out, and log them into an asset register.
Visual inspection
Each item is checked for damage, wear, correct fuse rating and safe plug wiring before any electrical test.
Electrical testing
Earth continuity, insulation resistance and, where applicable, load and leakage tests using calibrated PAT equipment.
Label, report & certificate
Passed items are labelled and dated; you receive a full certificate, asset register and any fail/remedial notes by email.

System overview
We identify the cold water storage, hot water system, outlets and any dead-legs or low-use points.
Inspection & readings
Visual inspection of tanks, cylinders and pipework, plus temperature checks at sentinel outlets.
Risk scoring
Findings scored against HSE ACOP L8 guidance with clear, plain-English control measures for the property.
Written report
Full written risk assessment emailed within 24 hours, including a re-assessment date and any actions for the landlord.
